We design and deliver the mechanical, electrical and public health services behind a building, across every RIBA stage. Whether you are taking a scheme from concept, refurbishing a floor for letting, replacing ageing plant or driving down carbon, we bring commercially minded design and a single point of accountability. With 25 years of combined leadership experience, we work alongside your architects, interior designers and structural team to deliver projects of any complexity.
RIBA Stages 1 to 2. We act as your client representative on Design & Build routes: full scope of works, concept drawings, tender analysis and contractor monitoring through to completion.
02
Full MEP design
RIBA Stages 1 to 6. In-house design at every stage, coordinated with your wider design team. We work in 2D CAD, or in 3D Revit with clash detection where the project calls for it, to cut cost and delay on site.
03
Design to RIBA Stage 4
Cost and programme certainty locked in before you commit to construction.
04
Cat A & B refurbishment
Full design to Stage 4 for both landlords and occupiers, from base-build reinstatement to occupier fit-out.
05
Plant replacement & decarbonisation
We plan plant renewal around your budget and lease events, keep buildings occupied through the works, and take decarbonisation from feasibility to implementation.
06
Design review & construction monitoring
An independent eye on contractor performance, flagging non-compliance early so you are not left with a defective asset at handover.
07
Landlord & tenant works
We work for landlords and tenants, so we design around the drivers and KPIs that matter to each.
How we work
Three things that shape every instruction
01
Coordinated in 3D
2D CAD, or 3D Revit with clash detection where the project calls for it, so the design that reaches site is already resolved.
02
Director-led
A project Director leads every instruction and takes an active role in delivering it.
03
Commercially minded
We weigh the lease, the budget and the lifecycle alongside the engineering, not after it.
Who it is for
When MEP sits on the critical path
Landlords and asset managers repositioning or refurbishing space, developers taking a scheme through design and build, and occupiers fitting out. If MEP sits on the critical path of your project, this is the line that carries it.
Through our partner network we also bring in lift, sustainability and acoustic consultancy, usually contracted directly by the client.
We provide MEP design across RIBA Stages 1 to 6, from concept and feasibility through to construction and handover. Many clients engage us to RIBA Stage 4 for cost and programme certainty before committing to build.
Yes. We act on both landlord and tenant instructions, including Cat A and Cat B fit-outs, and design around the different drivers and obligations each side carries.
We plan lifecycle plant replacement around your budget and lease events and keep buildings occupied through the works where possible. On decarbonisation we take projects from initial feasibility through to implementation, including appraisal of the building’s electrical infrastructure.
Yes, where the project calls for it. We design in 2D CAD, or in 3D Revit with clash detection, so MEP is coordinated with the wider design team and resolved before it reaches site, saving time and cost during construction.
