OCCUPIER

1 Stanhope Gate, London

Scope TDD survey, then RIBA Stage 3 MEP design, tender support and site stage monitoring for the CAT B refurbishment of the basement and floors four to six
Outcome A modern, energy efficient open plan office with secure private spaces, in a landmark London building

Following a Technical Due Diligence survey, we were appointed to design all M&E services to RIBA Stage 3, support the tender interviews and reviews, and monitor the works on site on behalf of the tenant. The brief was a modern office environment with energy efficient design at its core. The tenant’s operations called for open plan working alongside secure private spaces, so the ventilation and acoustic design was critical to getting it right.

LANDLORD

Morewood Centre, Bedford

Scope Dilapidations for the landlord, then RIBA Stage 4 MEP design and construction monitoring for a full CAT A refurbishment and 30,000 sq ft extension
Value £8M
Outcome BREEAM Excellent and EPC A, gas decarbonised, with new PV, EV charging, VRF, LED lighting, rainwater harvesting, external lighting, gatehouse and security

We began with the dilapidations on behalf of the landlord, then took the building forward as a full CAT A refurbishment: RIBA Stage 4 MEP design and construction monitoring across 125,000 sq ft of existing space and a 30,000 sq ft extension. The result is a decarbonised asset rated BREEAM Excellent and EPC A, with new PV, EV charging, VRF, LED lighting and rainwater harvesting, plus new external lighting, gatehouse and security.

“We worked with Unova Consulting on the refurbishment of a large industrial asset, taking the project from dilapidations through reinstatement to a significantly enhanced EPC A outcome. Their ability to engage quickly, provide clear technical advice, and remain flexible as the project evolved was particularly valuable. We would have no hesitation in working with Unova again on future projects.”

LISTED BUILDING

Devonshire Place, London

Scope MEP design and construction monitoring for the full MEP refurbishment of a listed building comprising a clinic with top floor residential
Value £2.5M
Outcome Gas decarbonised, with new VRF, ventilation, power, lighting, fire alarm and passenger lift, designed to HTM and HBN standards

We were appointed to undertake the MEP design and construction monitoring for the full MEP refurbishment of this listed London building, home to a clinic with residential accommodation on the top floor. The project decarbonised the building’s gas supply and introduced new VRF systems, mechanical ventilation, power, lighting, fire alarms and a new passenger lift, all designed to HTM and HBN standards so the clinic can offer consultation and minor procedures.

OPERATOR

Aurora SEN Schools

Scope RIBA Stage 4 MEP design and construction monitoring for the conversion of an existing medical care building into a specialist SEN school, one of eight conversions across the programme
Standards Building Bulletin 101 and DfE guidance for SEN schools and settings with vulnerable children
Outcome All eight projects completed on time and on budget

We were appointed on a programme of eight conversions, turning large residential properties, former schools and commercial sites into fully equipped SEN schools, two of them listed buildings. On the project detailed here, an existing medical care building became a specialist SEN school with multiple classrooms, a DT room, a HE room, a canteen, commercial kitchens and sports facilities. Our duties included ensuring the designs complied with Building Bulletin 101 and DfE guidance for SEN schools and settings with vulnerable children. Works covered new gas fired LTHW heating, new domestic services, new electrical services, new lighting, new access control and management systems, and full CCTV coverage across the sites.

Two-storey brick business park office building in Leicester

Occupier

Pre-lease technical due diligence, Leicester

Scope Technical due diligence of the MEP services on a business park office, inside a two-week exclusivity period before an FRI lease
Value Confidential
Outcome Better lease terms, with key landlord obligations formally addressed before completion

A multinational occupier had two weeks of exclusivity on a business park office in Leicester before agreeing an FRI lease. We surveyed the building’s MEP services on an accelerated programme and coordinated specialist lift, data cabling, EPC and environmental consultants alongside our own team. Our report set out the defects, compliance concerns and landlord responsibilities. The client used it to negotiate better lease terms and plan its future fit-out and capex, protected from inherited liabilities.

Gas meters and pipework in a newly built residential development

Local authority

Pre-acquisition technical due diligence, residential

Scope Technical due diligence on several newly built residential developments being considered for purchase
Value Multi-million pound acquisitions
Outcome Significant acquisition risk avoided, followed by further instructions on alternative purchases

Working alongside the legal teams, we reviewed the as-built information and inspected each development against statutory requirements and the approved design. We found significant concerns with fire safety measures, life safety systems and parts of the electrical design. The client understood the implications before committing. The purchase did not go ahead, and our advice kept public money away from potentially significant liabilities. We have since supported the client on alternative acquisitions.

Rooftop plant on a mixed-use building in Soho, London

Vendor

Vendor technical due diligence, Soho

Scope Vendor technical due diligence on a multi-let building of offices, apartments and shops in Central London
Value Confidential
Outcome A smooth sale, completed with purchaser reliance in place

With several occupiers and a complex building, we engaged with every stakeholder to reach all areas and verify the technical information. We focused on fire safety compliance, protection systems, building services infrastructure and outstanding technical enquiries. After the sale process we issued an updated due diligence letter to meet the purchaser’s final requirements, in line with professional protocols, which helped the transaction complete smoothly.

Landscaped courtyard with trees between glass-fronted buildings

Property fund

Portfolio vendor due diligence, hotels

Scope Vendor technical due diligence across a UK-wide hotel portfolio, including appointing and managing specialist lift consultants
Value Confidential portfolio
Outcome Assets brought to market in tranches, ready for transaction

We supported a UK property fund with the sale of a nationwide hotel portfolio. The disposal was phased, so we delivered the reports in tranches and each group of assets could come to market in line with the fund’s investment objectives. Enhanced professional indemnity cover, reliance structures and lender support were put in place to meet market requirements and make purchaser engagement easier.

Rooftop plant on a Central London office building

Occupier

PPM and capital planning, Central London

Scope Planned preventative maintenance assessment of a landmark office occupied by a global corporate tenant
Value 100,000+ sq ft asset
Outcome A fully costed PPM strategy and long-term capex plan, backing the tenant’s lease re-gear

The tenant was negotiating a lease re-gear with the landlord and needed a clear picture of its future building costs. Through detailed inspections and life cycle analysis, we produced a fully costed PPM strategy covering key replacement milestones, critical asset risks and value engineering opportunities. It gave the client robust technical evidence for the lease discussions and a long-term capex strategy.

Stone-built care home with a gravel courtyard

Operator

Portfolio PPM, care homes

Scope Portfolio-wide PPM assessment across care homes in the South East, for a global assisted living operator
Value Multi-asset portfolio
Outcome A long-term maintenance and capital investment roadmap, with priorities agreed against budget

We coordinated specialist lift surveyors, pool plant specialists and compliance advisers alongside our own inspections to build a long-term maintenance and capital investment strategy that keeps every home running. Workshops with key stakeholders aligned priorities with budget constraints, operational needs and compliance obligations.

Plant room with boilers, pumps and insulated pipework

Occupier

Dilapidations assessment, 1M+ sq ft campus

Scope Dilapidations assessment across a UK office and research campus for a global engineering organisation
Value 1M+ sq ft
Outcome A clear view of property liabilities, informing the client’s accounting provisions

The campus covered more than a million square feet across several buildings, so we ran a coordinated programme with several surveyors working at once. A structured method kept inspection standards, cost assessment and reporting consistent across the estate. The client gained a clear understanding of its liabilities, and the assessment informed its accounting provisions in line with corporate reporting requirements.

Data hall with yellow cable trays in a data centre

Landlord

Terminal schedule of dilapidations, data centre

Scope Terminal schedule of dilapidations for a private landlord on a major data centre, let to a global tenant for more than 50 years
Value Confidential
Outcome A commercial settlement, then a seamless move into reinstatement works

Decades of alterations, lease renewals and infrastructure upgrades had left an exceptionally complex contractual position. Forensic analysis of the historic lease documents established the original demise and the tenant’s reinstatement obligations, so the landlord’s position could be presented clearly and robustly in negotiation. After settlement we continued to support the asset through the reinstatement and refurbishment works, delivered by our Projects team.
